Double room for single occupancy, Woolacombe

Light airy, double room with built in wardrobe and basic furniture in small south-facing 2 bed bungalow with stunning views of Woolacombe valley.

Of course kitchen and bathroom facilities are available but this is very much a room to let, not a house share. The bungalow is fully furnished and the kitchen fully stocked so there is little room to being large belongings or multiple kitchen appliances.

20 mins walk or 2 minutes drive from the 3 mile sandy surfing bay and beach. Unfortunately no parking is available at the property although this could possibly be arranged by renting nearby spaces (would need to be discussed)

Basic furniture included although could be removed if necessary. This includes a double bed, shelving unit, small chair, small TV, and bedside table + lamp.

Lots of outside space and small outdoor storage suitable for surf board etc.

Quiet, easy going, professional live in female landlord. 2 cats so an animal lover is essential, ideally up for a little bit of cat feeding when I am away in return for the place to yourself. Sometimes a very chilled Labradoodle spends daytimes here too.

I am easy going and happy to be sociable. Equally happy to respect each other's space and privacy. No problem sharing living space but it is snug so developing a routine will be key! I rise early (6am) and (usually) sleep early (9pm in winter!) apart from once in a blue moon. I enjoy my early morning solace so if you're an early riser too then it might not work unless you are up and off out for work.

Wanted:
Quiet, professional, clean, tidy, non-smoker. 6 months initial let, possibility for longer, rent payable every 4 weeks (not monthly). Must be employed full-time. House trained and environmentally conscious people would be very welcome.

You must be in full time employment, I work from home and two people in during the day is distracting.

No party animals, although sociable & outdoorsy people very welcome. (If you are a party animal please do not say you aren't, or you won't stay - once bitten, twice shy)

Two week trial period for both parties with get out clause anytime in that period time. Ideally lets meet a couple of times first before committing . (£150 deposit payable on day one plus pro rata rent until end month)

After initial trial period of 2 weeks then 4 weeks notice applies from date submitted.
