Bright, Cosy Double Room in Flat with Garden

Hello! I would like to welcome a considerate, responsible, kind and fun lodger to share my cosy, bright peaceful flat.

I have a large, light, fully furnished double room to let, complete with wall mounted tv + Netflix, fridge, new double bed, rug, wardrobe, sofa, on order from Ikea
(See pics) table and lamp for dining/study.

The flat is 25 minutes walk to Talbot Campus ( 5/10 min drive). Regular bus service.

The room is thus self contained and is very sunny with a large picture window which overlooks my fully enclosed, garden and art studio. There is seating, sunloungers and wifi in the private garden plus a firepit for having friends over, gardening for the right/a keen person.

There is a shared new bathroom suite with freestanding victorian style slipper bath for luxurious soaking plus a shower and toilet.

Kitchen space/ storage is shared and is small but with new oven and microwave plus shared of freezer (currently mid repaint).
There is also a room for shared dining if desired from time to time.

2 mins from parade of shops, all bus stops to Uni, Winton, Bournemouth and Poole.

Free parking on road, place to park bike/ keep paddleboard.
Very near to the lovely river for walking.

There are 2 cats, they go to toilet outside, no cat litter, very friendly.

No disabled access as first floor flat, sorry. People from the LGBT community very welcome, nerds and geeks too!

I am hoping for a mature student (MA/PHD) or young professional, female, ideal age range 20 to 30 (Also must be vaccinated! )
Would suit someone who is often out during the day who wants to chill after work/study somewhere cosy and quiet where they can cook a good meal, take a long bath and enjoy their own space.
As the live in landlady I am welcoming, considerate, warm and friendly, busy with developing a new business, painting in my studio and being out with friends and family. I am social but also mindful of need for own space/ privacy, depending on everyone’s needs/wishes and the kind of day
we’ve had!
Proper lodger agreement undertaken and expectations to be discussed thoroughly to ensure a happy time in the flat.
Viewings to happen only after a telephone chat to establish genuine need of accommodation within the next month/our lifestyle compatibility. Must actually like cats!
