Single Room in Littlemoor, Weymouth.

This is a 1950s built end of terrace ex-council house, three-bedroomed and rather roomy, partly refurbished last year. Main bathroom, which is a wet room without bathtub, is downstairs, while there is an additional upstairs W. C.
The bedroom is compact, approximately 2.1m by 2.75m floor area but with additional built-in wardrobe flush with the wall. It is furnished to a basic but pleasant and useful standard, with two chests of drawers, shelf units, full bedding provided and desk lamp. The room was redecorated last year, and new carpet was fitted at that time. Clean and tidy. Large north-facing window giving excellent views of Bincombe Bumps and Hardy's Monument.
The living room is about 3m by 6m. Two sofas and TV viewing area (TV recently relocated across room and awaiting aerial connection as of writing); dining area adjacent.
Small but very functional kitchen with fridge-freezer (shared use), plenty of cupboard ans pantry space and gas oven with grill.
Small utility room adjoining living room contains washing machine and larger freezer (shared use again).
Some decoration ongoing in the main hallway and landing (painting) at time of writing.
I am a quiet housemate and landlord, dividing my time between the downstairs living areas and my own room (which I use as an office as well as a bedroom). I do some painting and Ebay work downstairs from time to time and listen to music more than I watch TV. Books and DVDs are available for you to read / watch in the living room.
I encourage you to make full use of all the facilities in the common areas of the house. No areas are off limits apart from other's bedrooms. (Individual bedrooms have their own locks).
I do not object to a 'regular' level of sound within the house by day or in the evening, but please show respect towards other housemates and neighbours, so keep volumes to a moderate level (no shouting at night, slamming doors, etc.
I am a smoker, not heavily so, but I do not permit smoking in the common areas. I respect the rights of non-smokers not to be subjected to secondary fumes or odours.
My pets are some tropical fish (in a small tank in the living room).
I ask for housemates to clear up if they make a mess (spillages, etc), put things away after use, close doors after themselves and not leave things lying around on furniture or floors. Simple.
I require a security deposit of £200 and the month's rent up front on a monthly basis, with a pro-rata payment for the first part-month if not the start of that calendar month.
