Suitable for anyone traveling to Edinburgh City Centre (10 mins on train) and No.26 bus service.
Great location for anyone studying at QMU, Musselburgh (7 mins on train) and bus (20 mins). Also local bus which will take you to RIE.

I have an adequate back garden with adjoining conservatory which is lovely to sit and relax in.

It is a 10 min walk from house to sea-front here on the East Coast with lovely nature walks all around and also cycle routes down the coastal path which will take you all the way to North Berwick.
Local shops within walking distance include: B&M, Lidl, Coop, Scotmid, Cashline, Post-Office, Pharmacy. Also pubs, chip shops and various takeaway restaurants.

It’s a 20 minute walk to Port Seton and Cockenzie where you will find a range of gift shops, bars, café's which are all situated right next to the Harbour.

TERMS & CONDITIONS

Tenant responsible for washing own laundry and disposing of any rubbish.

Tenant can readily use kitchen facilities inc (glasses, mugs, dishes/cutlery) and electrical appliances and can use Living-room/Conservatory to eat. Tenant responsible for washing own dishes. No items belonging to Landlord to be removed from kitchen.

It is the Tenants responsibility to keep bedroom and shower room clean. This is also mandatory before departure as room should be left as found. If not cleaned during stay then a cleaning process will be put in place by Landlord.

Hoover/Steam mop/Iron and all relevant cleaning products available to use.

Tenant will be responsible for paying for any accidental damages to property ie breakages or any other unreported defects which causes damage to landlords property whilst renting.. To cover this a payment for any repairs or for replacing any items and repairing them will be deducted from deposit.

Tenant will be responsible for paying rent on the day it’s due. If not paid a charge will be deducted from deposit.

NB. 1 month's notice required before moving out. If not given, 1 months rent will be due to cover this and will be deducted from deposit.
