Room 1

Available from the 18th November, 2 small single rooms are going to be up for grabs in our 4 bed centrally located house share, minutes from the seafront. Situated on St James Street, the house is close to major bus routes, a stones throw from the town centre, and a 15 minute walk to Brighton train station.

The house came unfurnished, but both rooms will have a single mattress, and one comes with bed frame too. They are otherwise unfurnished! House amenities include washing machine (with dryer), dish washer, fridge freezer, and separate bathroom and toilet. There is a small outside area but not often used and as such is a little unkempt.

The current housemates are 2 girls, 1 student and 1 young professional. We are open to any and all people who wish to join the household, We will consider students but but we are looking for at least 1 other non-student for council tax reasons. While not a hard party house, we do like to go out on occasion and keep ourselves busy socialising between working and studying. We are also both quite musical household, so passion for music is a plus but not essential.

We tend to tidy up after ourselves as we go, but understand that it's not always possible and a little bit of mess is fine as long as it doesn't stay there for days!

Smokers welcome and pets are negotiable with estate agents (fees involved).

It will be first come first served in terms of room choice, and the move-in date cannot be pushed back unfortunately. There may be the possibility for an earlier move in date, but would have to be negotiated.

Important money bits:
Rent is £385 to be paid in the 18th of every month.
The deposit is £533 (6 weeks rent) and will need to be paid with the first months rent upfront. Agency fees are £240 plus £60 with guarantor, though this is not essential depending on income.
Bills under £35 a month.
Council tax is £128 a month but exact amount would depend if split 2 or 3 ways

The contract is for 6 months, then 1 month notice after this if you wanted to leave.
