Hi there- I'm looking to rent the spare room in my flat but I want to begin immediately by warning any potential flatmate that there is a small chance I will rent out the whole flat with an agency in early 2024. I have not decided yet, but it's been on my mind for a few months and is dependent on a few factors such as change of job etc.

ABOUT THE FLAT
I'm renting out the second bedroom in my flat, part of an attractive Deco building, next to Brighton University. The reason for selecting female flatmate as a preference is simply down to previous experience of renting to both males and females since 2018.
The flat benefits from a private parking space in the building's garage and has an outdoor patio which is obviously a bit more fun in the summer.
The bedroom is currently furnished with a double bed, desk and chair and the en suite bathroom comes with a shower.
There's a big living area, separate kitchen and a handy third WC in the entrance hallway!
ABOUT THE POTENTIAL FLATMATE
Hoping to find someone tidy (ish) and laid back. No need to hide in your room, but it's more of a drinks and TV series home as opposed to an invite loads of people round and party (As a live in landlord, I'd prefer not to come home to a mass gathering of strangers) I understand if that doesn't sound reasonable, but I thought it would be better to be up front about it.
It's worth bearing in mind that I'm 41, so you'd need to make sure you'd really be happy not having a party house or wandering around the flat in the early hours of the morning. When I was a student there was pizza on the floor and people coming in and out at all hours! Sadly (or not), those days are long gone. I know it can be really tough to find accommodation, but please read this first and make sure you're happy with it before asking for a viewing.
IMPORTANT INFORMATION
Finally, there is a very slight chance I will decide to rent the whole flat out with a professional agency. Although a decision has not been made it would most likely be early 2024.
