Large double room available to rent in a three bedroom house next to London Road station. The room is a generous and bright 5.1m x 3.7m with huge double glazed windows looking out onto Ditchling Rise. It's currently part-furnished with a large wardrobe, double bed, bedside table, desk and chair but this is flexible.

It's in a great location just 5 mins from the cafes, pubs, restaurants and shops of London Road and a 15 min walk from Brighton station. London Road train station is literally just across the road so perfect for commuting to campus or further north.

The house is really spacious and has a large sunny south-facing patio space at the back (perfect for some beers and a BBQ), a newly-refurbished bathroom with a powerful shower and a bathub. We have 200 Mbps unlimited fibre broadband and gas central heating.

A huge shared living/dining space includes ceiling mounted projector, turntable, dining/pool table, leather sofa and reclining armchairs — perfect for dinner, chilling out to some tunes or relaxing in front of a film or documentary.

Kitchen comes with shared fridge freezer, washing machine, dishwasher, microwave, blender, toaster, cutlery, plates, etc.

This is a 3-bed house share and we enjoy living with other laid-back professionals/students in their 20s or 30s who are tidy, independent and respectful of the fact that we're often working from home. But we're definitely looking for someone who enjoys socialising and chilling out in the shared spaces and hope you'd make the house your home rather than be locked in your room whenever you're in. Pets considered :)

You will be sharing with Jon (34), Em (32) and Spider (cat, 7 and a bit). Jon is self-employed and works from home most days and Em is a part-time PhD student at UCL.

Jon is into festivals and travelling, bouldering, food, gigs and free parties, indie movies, experimental or alternative music/theatre/art. Em likes cats, roller derby, festivals, weird movies, synthwave, and adding LEDs to things. Spider is scared of seagulls but is a big fan of dreamies and belly rubs.

Shared bills (broadband, gas, electricity, water and council tax) expected to come to about £90/month each. No agency fees.
