Double room in homely 2 bedroom flat + cat!

Hi there! I am seeking a new housemate (must be vaccinated, non smoker) to commence a tenancy ideally from as near to October 1st (my current tenancy ends September 30th) for at least 5 or 6 months (with a rolling monthly contract after that).
My landlord is currently allowing me to sublet for a month though if needed
Must have a U. K. guarantor.
Deposit it £692.31
Rent is £600 per month each.
Utility bills (gas, electric, water, internet): £75 ish.
Council tax: up to £67 per month. (Less if you can apply for reductions like I can)
If you are a student you will be able to apply for council tax exemption so you don’t pay any tax because students don’t have to).

The flat is just up from Lewes Road, about 8 mins walk from bus stops to university or into the town centre or about 15-20 mins walk from Moulsecoomb station or London Road Station. It is also about 7 mins walk to a big Sainsburys or 10 mins to Co-Op.

The available room has a double bed, wardrobe, shelving, is large enough to fit a desk (there used to be one and I can’t seem to talk a photo which accurately conveys the space it looks smaller in the photo than irl), storage space under the bed (it lifts up) a nice view since the flat is up a hill.
The living room is communal and I'd welcome any decoration you'd like to add to make it feel like a shared space.
There is also a long garden, bbq and balcony from which you can see beautiful sunsets most evenings.
The flat also comes with a big attic which is useful for any storage purposes.
I also have a cat Victor who is just over a year old and is very friendly and playful.

My ideal housemate would be someone who enjoys being social (like chatting, watching a film, sharing a meal or a drink together) but who also values personal space and quiet when needed. I am kind and sensitive with regards to any mental health issues or neurodivergence. I myself have Anxiety and ADHD.
More about me: Just turned 28, currently work with children supporting creative writing workshops as well as other volunteering roles. I like music; films; art; literature; psychology; cooking (I am vegetarian/sometimes pescatarian); baking (expect lots of free cakes!) and making music - learning guitar currently! I also love gothic things and Halloween so anyone who also enjoys it or will indulge me this October would be great haha.
