Spacious Room / Cheap Rent

Hey there -

This room has been my favourite in Brighton - so spacious, great location, cheap rent, and not to mention the double doors out to the garden!

It's just off St James Street so it's super central - 1 minute walk to the pier / sea front / Old Steine. The rent is £450 - £495-£500 including bills.
*not including council tax. Council Tax Band: B

It's a ground floor flat and quite long so my flat mates (couple) live in the room at the front of the flat, then you go down some corridors past the kitchen, bathrooms and spare/living rooms and you finally reach my room which is nice and secluded.

My flat mates are both studying at uni and work part time so I rarely see them. They're really lovely and have great music taste! They smoke but never ever inside, always in the garden. They're vegan as well if that helps!

The bathroom is shared but there's another bathroom without a shower nearer the front of the flat near the other tenant's room, so you basically have the bathroom to yourself - never waiting to go in the shower in the morning etc! The kitchen has a washing machine, full sized fridge and freezer.

My notice period is 1 month from the 10th so I'm handing it in on the 10th December and will be out by 10th January. OR I can be out sooner than that and you can pay me the difference in rent - happy to discuss :)

Letting agents have let me know you need to either:
- earn 2.5x your share of the rent
= £13,500 per year
OR
- if you don't earn this amount then you'll need to provide a UK Homeowner Guarantor who earns 3x the monthly rent
= £16,200 per year
