Furnished double room available for one person in Seven Dials from 16 July, located a few minutes' walk from Brighton station, and a short walk into the centre of town and the seaside.

It's a two-bedroom first-floor flat with a spacious living/dining room, shower/bathtub, and a kitchen equipped with all amenities including a dishwasher and washing machine. The street is quiet and residential, but a stone's throw from shops and cafes - it's a really great location.

The room is quite small, but comes furnished with a double bed and a wardrobe. It can also be unfurnished, given notice. There is lots of extra storage space in the living room, and you will be welcome to use this, work in the space if needed, and have a larger share of the living space to reflect the smaller bedroom. I work from home so will be in the flat a lot, but I do often head out to a cafe for a change of scene.

I have two elderly indoor guinea pigs - they require no care from you (except maybe feeding if I am ever away) and are never out unsupervised, but they do squeak and shuffle about! The flat wouldn't be suitable for dogs, but indoor cats and other pets considered if there is room for their needs.

As a housemate I'm quiet and easygoing; I like to keep clean and tidy, but not concerned about a chore schedule or anything. Ideally looking for a similarly chill, LGBT-friendly person, not too far from my age. I'm introverted and happy to keep to myself, but it's a plus if we can hang out, have a drink or watch a movie. Even better if you enjoy TTRPGs! I am single and not really one for nights out, but like to have friends around now and then. Non-smokers only please.

Bills and council tax are separate from rent and come to around £150 a month on average. There is a £663.50 deposit and a guarantor required as per the letting agents. (The contract is for 12 months with an option to break at 6 months, but I have lived here for over 4 years and had no problem renewing it.)

There is on-street parking available but the waiting list for a permit takes a long time, so probably better for someone who doesn't need a car. Sadly no wheelchair access.
