Double room available Sovereign Harbour near beach

I live in a comfortable town house. My home is in the lovely quiet residential area of Sovereign Harbour. Those familiar with Eastbourne area will be aware of the holiday ambience of the area with the beach a short walk from the house and many pleasant walks around the harbours. The beautiful harbour with boats moored is within view of the house. The area has an array of cafes, bars, restaurants, shops and a gym within walking distance and there is easy access to Eastbourne by bus, as well as the bus route to Hastings passing nearby.

The small double room has sufficient space for a 4’6” bed, bedside drawers, and a lovely bespoke fitted wardrobe with drawers. and a TV on the wall at the foot of the bed. The room has a easterly aspect with a small view of the harbour and over the rear garden. The bathroom is across the landing has a lavatory, sink with storage, mirror, bath with shower over and wall cupboard for storage. The majority of the time this is for the sole use of the resident of this room; however, very occasionally it may be used by the homeowner (for the bathing facilities) and very rarely others (friends/family of the home-owner may stay overnight - however, due to Covid this has only been twice in over two years!)

Additionally, there is a separate room available on the same floor to prepare simple food, sit and eat (or occasionally work). In this space there is a microwave oven, kettle, toaster, fridge/freezer, larder cupboard and small stainless steel sink. If further food preparation/cooking facilities is required then the main kitchen can be made available. The room also has a seat to sit and relax with cushion and a very small table/desk and chair.

A very cute mischievous dog resides at the property, that can be excitable so requires someone confident with animals and who is firm but kind. There is a gate at the bottom of the stairs between the 1st and 2nd floors to prevent him from bothering you.

I’m looking for a mature professional residents, who are quiet, considerate, friendly and kind; awareness of others within the household is essential particularly in these difficult ‘covid’ times. The new residents must keep their own private area clean and tidy share in the responsibility to keep shared spaces clean and tidy for others though a cleaner will assist in cleaning these areas at least once a month. There is a washing mashing machine on the ground floor, with drying facilities outside in the rear garden and a tumble drier to use when there is poor weather. There is a lovely rear garden space that can be used mostly mid-morning, late afternoon/early evening.

Respecting the privacy, space and needs of others within the household is essential and not difficult with shared and private spaces available. Playing loud music is not conducive to the household, but music through headphones or at a low/moderate volume is acceptable.

There is a warm, kind, friendly atmosphere within the household in which others are happy to chat as appropriate. I am vegetarian though the present lodger is not – this does not present an issue, but should be discussed to ensure it is manageable for all. Being covid-aware and safe with regard to hand washing/gel, etc. is essential.

I will consider short term stays; for example, working in the area but lives elsewhere, but will consider all who meet my preferences (please read). Additionally, I prefer someone who goes out to work and does not work from home on a daily basis.

Unfortunately, the rooms are not available to couples.
