Small double room in spacious female house

1 large, bright, single room to rent in spacious and friendly, female house.

The room is located on the ground floor, it’s a large single that is available furnished or unfurnished.
Sharing with myself, my 9.5 year old daughter (she’s here half the time as I share 50/50 custody with her dad) and Jude who is a 26 year old student at Brighton Uni.
I'm 45 and work in education as a pastoral lead/student support adviser (Mon-Friday term time), I’m also in my second year at Brighton University (part-time) so whilst I would describe myself as sociable I will spend a lot of time studying in my room when my daughter isn't here. When she is we use the lounge/dinning room a little more to eat and watch films in.
The lounge has a large smart TV with Netflix, Disney, Amazon etc.

We're looking for either a professional or a full time student who is clean and tidy and doesn't mind our small dog.

The house has a large, leafy garden with a pond, shed, greenhouse and a seating area with a firepit.

Large kitchen (inc dishwasher and washing machine) and newly fitted bathroom with separate shower.

2nd WC located downstairs.

There is also space for a bike in the outhouse or shed.

Very easy on street, free parking, directly outside the house.
It's located within very close distance to many different bus routes into town, I rarely wait more than a few mins for one and it takes a maximum of half an hour to get to the pier. Lots also go to the Universities (around 20 minutes). There are also local shops (Matalan, M&S food, Asda, a post office etc) and fast food outlets ranging between a 2 to 10 min walk.
