Flatmate Needed for 2-bed in Hove

My flatmate is moving out of our lovely 2 bed in Hove to live with her partner, so I’m looking for someone else to move in. The rent will be £1375 plus bills, so around £800pm each in total (including bills). It’s in parking zone N, which currently has no waiting list & is £45 every 3 months. The deposit is just under £724 which would need to be paid to my current housemate. The agency also require the new tenant to be earning over £20,625.00 per annum & pass a credit reference check (which will cost £60, payable directly to the agent).
A bit about me:
I’m 34, vegan, an IT project manager (I wfh 3 days a week currently), a keen baker/cook, clothes swapper, book reader, plant grower & bruncher. I’m very clean & tidy, am quiet and considerate in the mornings (especially if I have to get up early), I like to sing in the shower, chat & get to know new people, also try to be as environmentally friendly as possible so pay extra to recycle my plastics, am very independent and like my own space. Hopefully this gives you an idea of what I’m like to live with.
Looking for someone similar who’s up for occasionally cooking/watching films/playing board games together but also respecting each other’s privacy.
