The person that takes over from Mark must be working and can afford his share of the rent to pass references (proof of earnings of over £18,000pc) on affordability or pay their share of rent up front.
The Landlord will not pay for any guarantors.
The new 3rd person can only take the property for six months – ie to the end of the current tenancy 22nd April 2022.
If the 3rd person fails their references or cannot pay rent up front then the Landlord will not pay for another person to be referenced.
The new 3rd person will have to agree to the deposit as per Mark’s share
The 3rd person will also have to agree to the inventory and check in from the start of the tenancy
The 3rd person will not be not be put onto a new AST but you will all need to sign a Deed of agreement
