2 Rooms Available in Central Brighton Flat

I have 2 rooms available on 1 January 2021 in the flat I'm living in right in central Brighton on the west end of Kemptown! We are across the street from the Royal Pavilion, less than a minute walk from the Marley and 5 minutes walk to the big Morrisons on St. James St. Also 5 minutes walk to the sea, and to all of the Old Steine bus stops where you can catch basically any bus in the city.

It is a 3 bedroom flat so it would be me and whoever moves in sharing. There's a huge lounge with a TV for communal show/movie watching as well as a dining table for eating together or playing board games etc.

Both rooms are Double Rooms and the same size, though different shapes (one is a rectangle, the other a square, it's hard to show the size of the rooms in pics).

And now we get to the quirk about this place: 1 of the bedrooms has a full en suite bathroom with toilet, sink and bathtub (but no shower. there is a faucet shower adapter thing that one of my previous housemates left behind that gives you a shower head though).

The other room has it's own private shower in the corner. The person living here would share a separate toilet room with me that has a toilet and sink in it and isn't attached to any of the rooms. This room also comes partially furnished with a double bed sized Divan base. No mattress though, but it can be used on it's own in a pinch.

About me: I'm a 33 year old trans queer woman from Canada. I've been living in this flat for almost 2 years now, and in the UK for almost 5. I am a huge nerd and love board games, Magic: the Gathering, video games, comic books, novels, TV and movies. I also love baking and will bake cookies and cakes and stuff for the house. I have a Nintendo Switch and an NES mini that I can move into the lounge if people want to play them together, and tons of board games I'd love to play with my housemates. I am a member of the Brighton Rockers Roller Derby League and, when it's not a pandemic out, play roller derby with them. I am also a spoonie with Fibromyalgia, Chronic Fatigue and (undiagnosed) ADHD so it would be nice to live with people who are at least sympathetic to that.

Looking for: I would love to live with people who want to socialise some as a house, hang out, watch stuff, play games, bake, etc together. But also need and respect alone time and such.

I also want people who keep common areas clean. Especially the kitchen, which is quite small, so any dirty dishes left lying around pile up fast and make the space unusable.

I'd prefer non-smokers, but it's not an absolute deal breaker. Though there is no smoking allowed in the flat (of any kind) so you would have to go outside the building to do so. (Some other people in the building smoke, so you get to meet the neighbours I guess?)

I'm vegetarian so, similar to smoking, would prefer to live with vegetarians and vegans, but meat eaters aren't a deal breaker; there are just some kitchen things (like a wok and a couple wooden spoons and things) that are strictly meat free. Again, something we can discuss if you're interested and eat meat.

I'd also prefer to live with other LGBTQIA+ folks but, again, not a deal breaker.

Costs etc:
- Rent is £516.67 pcm (includes water and gas)
- Electric is PAYG but comes out to approximately £20/month
- Other bills come to £48.52/month (this is Council Tax, Internet and rental for the Washing Machine in the kitchen)
- TOTAL: £565.19 + electric (which fluctuates and isn't paid all at once, but with the above estimate £585.19/month all in)
- Deposit: 5 weeks rent. Comes to £634.63 each

Everything is joint so payments for all the bills and rent go to me and then I pay the respective things from my account. Electric, we take turns filling it up every couple weeks and pay each other back (before the pandemic, I was planning to get it switched to a non-pay-as-you-go metre but then the world caught fire and I didn't want to invite random tradespeople over).
