Double bedroom in shared flat

Looking for a flatmate. Room is semi-furnished if required. Will include a king size bed with a new spring-memory foam mattress, pillows and duvet. There is also a sofa bed in there as pictured and a 50” tv (not smart), there are blackout curtains in the room and a white ottoman unit the TV is currently on but I’m happy to remove any of these items if needed, plenty of space for a wardrobe. The room itself is 3.5Mx3.55M. I have added the estate agents photos into a video from before I purchased the property just for an idea of space.

I have recently moved into the property so there is still unpacking a refurbishment that needs to happen, I am hoping to turn the office space into a vanity/dressing room that can be used by yourself also if required. You’d have full access to the flat/garden apart from my bedroom of course. I am looking into making the garden more private as it’s next to a walk way, it’s quiet but want to fence off the front garden.

I’m a live in landlord and I own the property. I do have a partner who visits frequently but primarily at weekend. I am a shift worker so please bare this in mind when applying as I do night shifts. We’re both very chilled and relaxed, I do like to keep the flat clean and tidy but I’m not OCD.

I’m open minded to students living here but with the professional manner, as much as I love to celebrate occasions this isn’t a party house.

It will include a parking space and there is a front and rear garden with a private access to a first floor flat. Shared kitchen, toilet, living/dining area. Looking for someone who is professional and clean. Non-smokers preferred as there is no smoking inside the house but if you’re happy to go outside to smoke then there’s no issues.

Good variety of local shops being Tesco’s and co-op but within 5 mins drive from supermarkets and approx 10-15 mins from the beacon/town centre. Just round the corner from the carvery, premier inn and Langley centre. Schools and bus stops in the vicinity and 15 min walk from the train station. It’s a nice quiet area to be honest.

I have ticked references required but not essential, I have also stated pets are allowed but would depend on what pet as I would need to discuss this with the leaseholder.
