Double room available in shared house with Garden

My name's Caitlin and I've been living in this lovely property in Lewes since November 2020.
My current housemate is looking to move out in July/August and I would love to start a new tenancy with some who is looking for a long term place to live. I have a very quiet and friendly indoor cat who loves people. This is the monthly rent price and no additional bills are included.

The house is quiet and cosy, with a furnished living room, one large bathroom and a garden (which I'd love to do up with someone as my current housemate wasn't too fussed about making it pretty, but I'd love to!) There is also a spare bedroom which will be empty when my housemate leaves, and I'd love to work out what to do with it with whoever moves in! Could be a lovely opportunity to have a spare room/exercise room/plant room, etc.!

I'm looking for someone to move in and continue to make it a lovely home with me on a new 12 month tenancy agreement. I work from home 2-3 days a week but mostly in the office, and most evenings I spend at home just having a quiet dinner/watching movies/doing yoga. I'm a very clean person and would like to find a housemate with similar needs, that wants to keep the house looking tidy and clean, and is willing to organise sharing chores so we can live peacefully :)

The spare double bedroom available is the one with the wooden floor and small fireplace, the spare room that will be empty is also pictured. The double bedroom is large and my current housemate has a king sized bed in there with lots of floor space. The spare bedroom is only small and has been used as an office previously.
