Well served by buses & ideal for commuting along the A27/A23/M23 with free parking. We're an older married couple, but don't think we're old in mind. We're easy-going & have varied interests including Stonehenge Open Accesses & British Motorcycles. We used to exhibit our bikes at various shows, although both are currently off road for much-earned rebuilds.
We're looking for a longer-term working person. We would prefer a male, but we'll consider a suitable female or non-gender specific person too.
THE ROOM
Your good-sized furnished bed-sitting room looks onto the back garden & is a suntrap in the afternoons & evenings. There is not enough room to comfortably fit a double bed though. The patio doors slide open so you can step straight onto the decking & back garden with a raised fishpond with a waterfall.
The bed-sitting room has a comfortable 3-foot day bed with quality mattress, & bedding, plus towels (if needed). The patio doors have curtains, & white vertical blinds. Two comfortable chairs, a small coffee table, fold-away desk + computer chair, TV stand with small TV & your own Virgin 360 Digibox so you can record your own programmes, Movies, & if you are into F1 - that's covered with Sky F1 HD channel & via Eurosport many of the Motorcycle races, such as British Superbike, MotoGP etc are covered via Eurosport too. I (Fee) was heartbroken when the 'Goat' retired, but it's great to see his young 'School of 46' racers coming on well. We're sure they'll be taking Championships in a few years!
KITCHEN
There is a shared, fully equipped Kitchen, with your own exclusive new air frier, plus shared induction hob, oven/grill, microwave, pizza oven, kettle, & sink/drainer. We can provide all you need in the way of cutlery, crockery, kitchen utensils, pots, & pans. You have your own cupboards, tea towels & food prep-area. It's a gallery kitchen so we work at one end & your space is at the other. You have your own shelves & door space in the fridge, & a drawer in the freezer.
DOWNSTAIRS LOO
Off the kitchen is a 'lean-to' which leads to the downstairs loo with hand basin & to the back garden onto the decking.
BATHROOM
Upstairs there is the bathroom with shower over the bath, with storage space for your toiletries in the shower & wall cupboard.
THE GARDEN
The west-facing garden is quite lovely now that summer is on the way & the decking gets the sun in the afternoon & evening, before the sun hides behind the trees.
GROW-YOUR-OWN
If you are 'into' grow-your-own, we have a greenhouse to start seedlings off & behind that is an area, we don't use so if you are prepared to make a 'raised bed' you would be free to have this as your own personal growing space. We use the greenhouse for our own seedlings & for our own plum tomatoes, sweet mini-plum tomatoes, & cucumbers and you would be welcome to grow-on your own seedlings ready for planting outside.
LOCKABLE GARAGE FOR BIKE/MOTORCYCLE STORAGE
We do have a small lockable garage, not suitable for a car. We use it for general storage, but there is room for your own bicycle and/or motorcycle.
PARKING, DRIVING & COMMUTING
No Permits are needed to park. There is no off-road parking because we share a drive, but. there is parking within a few metres of the house. We are a couple of minutes drive from the A27 via the Shoreham junction which connects to the A23/M23 making it an ideal spot for commuting West, East or North.
PUBLIC TRANSPORT
Two minutes' walk from the 'Appleshaw Way' bus stop for the:
# 2 & 2B Steyning to Rottingdean (inc. Southlands Hospital)
# 46 Southwick-by-sea to Hollingbury incl. Portslade Train Station).
A five-minute walk to the 'Southern Cross' bus stop for the
#1, & new 1X express bus route (Mile Oak, Hove, Brighton, County Hospital & Marina)
NIGHT BUS N1 - From Brighton train station to 'Southern Cross' bus stop via Churchill Sq., Portslade train station, & other stops. Terminating after the 'Southern Cross' bus stop at Mile Oak.
RAIL
Buses will take you to Portslade, Hove or Brighton train stations, or you can walk/cycle to the nearest Train Station of Fishersgate. This is a ten-minute walk or a three-minute cycle.
YOU MUST BE A CAT LOVER
We have a vocal (bossy) RSPCA rescue cat. She likes to be treated with respect and does not like to be picked up. For this reason, we cannot accommodate anyone with a pet which isn't in a cage, or glass tank.
SMOKING - THIS IS IMPORTANT
If you do smoke, you must smoke outside. Never in your room and certainly not in bed! Your bedsitting room has patio doors which open onto the decking and back garden, with seating and table.
THE RENT
The rent includes gas, electricity, Ultra-fast Broadband, Virgin Media TV XL Package including Sky Films, & more. We also have Amazon Prime TV, Netflix. Rent includes water rates, TV licence & council tax band C . The price you see if all-in with nothing more to pay, apart from your food & drink.
THE DEPOSIT
The deposit must be paid to secure the room, so we know you are serious about renting the room so we can take down this listing. This must be paid be paid by bank-to-bank transfer, so we both have a record it has been paid with the date. This is for your security.
REFERENCES
We need at least one reference.
PHOTO PROOF OF ID
We need at least one proof of ID such as Driving Licence, Passport, or Voter ID issued for the 4th of July 2024 General Election.
SORRY IF THIS SEEMS FORMAL.
We do need to protect ourselves from being taken advantage of by someone who does not provide any of the above (and then burnt holes in the bedding).
FINALLY
We are a friendly, tidy, reasonable easy-going couple. We are looking for someone who is similar. We can get on with most people, except transphobes & Zionists. Sorry, we cannot accommodate mums or dads.
