I am a mature lady searching for a like minded lodger. I live in a 2 bedroomed, end of terraced house, with a sunny garden, in a quiet cul de sac.
I currently share my home with one adhored furry pet.
I live a quiet life and offer kindness and respect to all. I would expect the same from the person I chose to live with in my home.
I am a humanitarian and hold strong views about the preservation of the environment and animal welfare. I wouldnt get along with someone who didnt feel the same.

I am interested in theology, astrology, ancient history, science, and art. I enjoy gardening, outdoor pursuits, cycling, walking and swimming and travel.
I am tidy but not over the top about it.

I can offer a clean, tidy, modest home to you, where you can enjoy:
A newly decorated, carpeted double room with a new, comfortable double bed, desk, SMART TV , drawers and a built in half-height cupboard with hanging space.
I supply bedding if you require.
You will have all bills, wash powder and washing up liquid, wi fi and broadband included.
You will have shared use ( with me) of the kitchen and all appliances.
You will have shared use ( with me) of the bathroom )
You will have access to the garden and lounge at any time.
There is free parking available at all times, adjacent to my home.
There is a bus stop, 5 minutes from the house which goes to Seaford.
There is a bus stop 10 minutes away giving a good service to Eastbourne and Brighton. There are regular trains from Seaford to Lewes and Brighton.

I am looking for someone who will respect my house rules please:
No over night guests, although visitors are welcome to visit and socialise, provided they are trust worthy and well known to you.
No drug use.
Moderate alcohol consumption is acceptable.
No smoking in the house please
No loud noise or music after 9pm during the week days.
No hooks or gluing to walls or tiles ..except by prior agreement
The house is fully furnished and there's no storage space for any additional furniture.
If you bring crockery, cutlery and pans, you will need to store these in your room as these are already supplied and there is no further storage space in the kitchen.

I expect you to share household cleaning duties, on a 2 week rota.
Namely, dusting, hoovering, floor mopping. Wiping over surfaces in the bathroom and kitchen.
I would ask that you wash pans imnediately after use because there is limited supply.
However, im not overly bothered about the odd cup or plate being left unwashed for a day, as there are lots of these available.

I will always wash the shower/bath after use and hang the bath matt over the bath edge to dry it ready for you and I ask for you to do so as. (bathroom hygeine is probably the thing I am most picky about)

I have a pet in the home ( just one, quiet furry, shy but loving little you must love animals and be allergy aware.

The rent will be payable, one month in advance
The deposit is payable once the paperwork is completed, just before your moving in date.
It is returned on the evening that you leave, pending inspection of your room and providing you have paid your rent in full.
I ask that you will give me a minimum of 4 weeks notice of intention to leave.
For my security, I ask to see:
Your Passport (and your visa, if applicable)
Along with a reference from your previous lodgings and a reference from your current employer.
Please note that you will be a lodger, not a tenant and will be sharing my home with me. I will provide a lodgers agreement but be aware that this is different from a tenants agreement, legally.

So, all the above might make me appear officious but I'm actually a pretty easy going, sociable person. I just feel that it's best to make everything as clear as possible at the onset because the arrangement is more likely to work. Equally, if you do decide contact me, I would encourage you to make clear any pet hates or expectations that you have too, as soon as.
