Lovely double room available in Morley

Hey there!
I have a lovely double room available to rent in my home in Morley, South Leeds. The houseshare will be available on 16/06/2018 and I can be flexible with this.

The house is situated in a very convenient location for both Morley town centre and Leeds city centre.
It is around a 7 minute walk into Morley town centre where you can find a large Morrisons, banks, post office, lots of bars, pubs, cafes and restaurants. There is also a gym with swimming pool with a large park nearby.

There is a bus stop 30 second walk away that can take you to Leeds city centre in around 15-20 minutes. Buses are frequent at around 10 minute intervals and are very reliable.
The train station is around a 7 minute walk from the house and it takes between 5-10 minutes to take the train into the city.

There is also a local shop and petrol station less than a 30 second walk away which stocks all convenience products and also has a post office inside.
There is also a local fish and chip shop at the end of the street which is highly rated!

The house itself is a lovely and quirky house with 2 double bedrooms (one for me), one bathroom with separate shower and bath, a large kitchen (fully furnished and with all necessary cooking equipment) with plenty of cellar storage x2 (and dishwasher, washing machine). There is also now a sofa in the kitchen meaning there are two living spaces. There is also a spacious living room which is located on the first floor.
The bedroom available is a double room that will come fully furnished with a built in wardrobe with shelf space, a 3/4 size bed and mattress, bedside table, lamp, mirror, chair and under bed storage.
The room is on the top floor (3rd floor) and has beautiful and panoramic views and is most definitely the best view in the house!
There is also a yard and small garden at the front with a washing line.
There is a parking space outside the house for one car which I use, but there is also other available places at the end of the street or on the street when available (it's not a through road) .

There are a lot of steps in the house, so unfortunately this house is not suitable for someone who struggles with steps.
I have a little cat who lives in (and plays out) and causes no hassle, so a person who likes cats is a must! She does not enter the top room (your room), she never tends to venture up there anymore.

All bills are included in the rent which includes gas, electric, water, broadband and TV with Netflix, iPlayer etc.

I am looking for a housemate to rent the room. But I am also wanting someone to share my home with me. I would like someone who can feel comfortable to come and go as they please and feel at home in the house. I am hoping that I will be able to form a friendship with the housemate as opposed to someone who just wants to live in the house.
As it is my home, I am looking for someone who will treat the house with respect and be clean, tidy and respectful of myself and my lifestyle.
I do not believe in cleaning rotas etc. so it will just be a 'everyone pitches in' agreement to keep the house clean and tidy (as I like it but I am not a neat freak!)

A little about me:
I am a 29 year old from Leeds. I work Mon-Fri 8-4 and I tend to be fairly quiet during the weeks. I am chatty, outgoing and fun but also enjoy some time to myself. I enjoy to go out at the weekend and may have friends and family over from time to time for breakfast/lunch/dinner or a gathering etc on occasion which you can feel free to join in with! I also enjoy being outdoors and I am a very proactive and positive person.
I don't watch a loads of TV nor spend loads of time on my phone but I do enjoy to relax. I am looking for someone who is like minded.
I am also a part-time student so I can be quite busy sometimes with my workload but I'm pretty easy going!

I am looking for someone who can respect my working and studying hours and who will not stay up super late/be loud. My party days are long gone, but I do enjoy to have fun and I do go out into Leeds and have some drinks!
