1 double room BN1 near the beach

Big lounge

Our flatmate is moving out in June to live by himself so we're looking for a person to fill their space. No students or short term requests please.

Room is a double with a skylight that tilts open & small but deep wardrobe. It's a very light room and bigger than it looks in the pics. The room is unfurnished but he will leave the bed and mattress if required. Moving in date 1st July.

There's 1 big bathroom (bath/shower/basin) and 2 separate toilets so no bathroom wars in the morning. The open plan lounge kitchen is the main selling point. It's big and light and looks over Regency Square. We're a ground floor flat and less than 5min from the beach. There's no tv though folks.

Rent is £485/month to the landlord. Deposit of £485 also to the landlord. Bills are £100-£120/month (gas, elec, water, council tax, wifi, cleaner).

Walking wise it's about 20 minutes to most places. There's a locked storeroom upstairs to keep a bicycle or you can lock it up on the square. Suitcases etc can also be stored there. Being in zone z it's a min 11 month waiting list for a parking permit but free parking in seven dials or hanover is about a 30min walk.

I'm 38, South African and work in information security in seven dials mon-fri 9-5ish. Outside of that I enjoy hiking, pubs, travel, hanging out with mates, reading and puzzle/games nights. I'd like to get to more gigs in Brighton though. I'm easy going but like a clean & tidy flat.

The other housemate is 28, Irish and working as a teacher in West Sussex. She enjoys swimming, hiking/camping, going to the beach, kayaking, reading.

We're looking for working professionals with mon-fri 9-5 out of the house (current situation aside) type work to keep bills down in winter. People who take pride in their home and don't think of it as lodgings or an after party venue. People with good conversational English up for a beer, chat or meal together sometimes.
