Amazing Double in Brand New Flat in Balham

We’re looking for a fourth person to join our amazing new flat right by the centre of Balham, to move in by the end of the month.

A bit about us; we are three young professionals who are looking for an easy going, considerate housemate who will be up for a beer in the evening but respectful of space (as everybody is). Luckily the flat is big enough that this won’t be an issue!

Two of us have just moved to London whilst the third has been in the area for a year and likes it enough to stay around. We work in the public sector, financial technology and digital marketing. We viewed this place and liked it enough to secure the tenancy without a fourth housemate confirmed so that should tell you all you need to know about the place.

The flat itself;

· Split level with large reception room and separate large kitchen on the first floor and four large bedrooms and bathroom on the second floor

· Within a secure block of flats in a leafy area (if you know Balham you know what it’s like!)

· Balcony out the front of the property and parking space if needed

· Just been refurbished to a very high standard (as you can see from the photographs) and we will be the first people to move in – brand new sofas, worktops in the kitchen and beds in each room, new shower and bathroom, washing machine, American fridge/freezer and dishwasher etc.

· Walking distance (7 minutes to Balham (Northern Line/National Rail) and 5 minutes to Wandsworth Common (National Rail) so ideally located for commuting. The trendy bars and restaurants of Wandsworth Common and the Northcote Road are also within easy walking distance, as are the green open space of Wandsworth Common.

· As we haven’t yet moved in we haven’t claimed rooms however they are all very good sized doubles (most with built in wardrobes)

The deposit is 6 weeks rent and there is an agency fee of around £150. The room will be around £625pm (not including bills) which if you know the area is an absolute bargain.

Please send me a little bit about yourself, your interests and when you would be available to move in and I will get back to you ASAP – due to the nature of the situation we won't be able to offer a viewing before we move in ourselves (by the end of the month) but have many photo/confirmation it is ours and are happy to meet for a drink/etc to get to know eachother.

We are looking for someone who we feel will fit our relaxed outlook and be easy to get on with, male or female. We would potentially be interested in shorter-term lets but would prefer someone looking to hang around!
