Hello,

My name is Anna and I am looking for a clean and considerate flatmate to live with me from the 1st feb on wards. I Currently live in the flat and would like to stay as my current flatmate is leaving. I've only stayed here for a couple of months now so it's all pretty new to me too and I'm only just at he beginning of making it feel like my home :)

Couples are welcome but it would be around £650 including bills if you would like to stay as a pair.

The lease would have to be signed asap, the letting agent is strict and you would need 6 months of bank statements, 6 months of pay slips, official id in the form of a driving licence or passport and 2 x official letters as a current proof of address. The most important things is that you have a full time job. They also sometimes require you to have a UK guarantor (especially if you are a student) and mostly all of the same information above has also to be provided from them. If you do not have a UK guarantor and are from outside of the UK then you need to be earning a full time wage. Thank you.

THE FLAT:
The flat itself is on the ground floor with a main door entrance and private front garden and a shared communal garden out the back too (great if your green fingered!).The flat over all is big with a reasonable sized double room for you which looks out onto the communal garden and is very sunny during certain times of the day.

The flat is very large and we have a big box room which is attached to the living room which is currently used for extra storage.

The flat itself actually came unfurnished so it will be furnished with my own things when you move in, there is a small wardrobe, a single futon and chest of drawers a desk and armchair available in your room.

RENT;
This is £450/month excluding bills which should come in at £100 for Internet, electricity, council tax etc./month

The flat is on a monthly rolling lease.

I'm also keen on someone who dosen't need the heating on all the time and who is going to leave loads of electrical stuff on all the time. I usually have the central heating on for a couple/few hours a night when it's cold and I have a small fan heater for my own room and there's a gas fire in the living room which is really good to keep the chill off!

ABOUT ME;
I am a busy working cook and baker and I get up between 4-6 am 5 days a week which means that I also go to bed earlier too. The flat has really thick walls but I feel that it's important that I find someone who isn't going to have people over at the flat all the time(although please sometimes!) and who will be respectful when I have to go to my bed at night (which is a bit earlier than the norm usually 8-10pm-ish but sometime later or earlier).

I think that it would be better to live with an independent person who is also working full time. Someone who is busy and wants a place that they can be relaxed but who also wants to maintain a clean and tidy flat and for who respects the space. This is also really important for me and I feel that a cleaning rota always works best, but we can chat about this! You'd also have the flat to yourself if you have the weekend off which could be nice for you!

My home is my clean peaceful place and I love and respect my space and the space of my flatmates. I feel that an independent busy person would also work well living here with me. I'm always going to say hello, let's have a bleather and a glass of wine now and again.

There are also great transport links for here to all other parts of the city so if you have to travel by bus it's really handy!

I'm flexible and reasonable with everything and would love for someone to feel at home and comfortable living here and to make the place look and feel great!!!
