Sunny room on Kemptown seafront to rent

My lovely flatmate is moving out and so I have a small-medium room available in my flat on kemptown seafront from March. The flat is well located, less than 5 minutes walk to the local high street, 10 minutes or less to the hospital and 15-20 minutes to the pier/south laines. The nearest bus stops are 2 minutes away with easy transport links to town/the station

The room has a single day bed with a trundle underneath which pulls up to be a proper bed. A chest of drawers, bedside table, wardrobe and comfy armchair. Lots of electrical sockets and a big window that makes it lovely and bright.

The flat has its own entrance down a set of steps into the patio, there is railing to hold. Inside there is an open plan living room/kitchen, a wet room and a beautifully sunny patio which i like to grow veg in in the summer. The flat is well equipped, please DM for more details. It is on a friendly square with communal gardens solely for the use of the residents.

You will be living with me, Charley, 30 queer cis female, and Monty, my french bulldog-pug cross. I’m disabled, have carers in and work part time from home, so ideally looking for someone who works/is mostly outside of the house during the weekdays. As the flat is fairly small it is obviously ideal if we get on, so moving in would be subject to a number of meet ups/hang outs first. I work for a charity and am hoping to set one up this year. I love good food (I am not able to be vegetarian or vegan due to my disability, I am happy to live with someone who is vegan but they must understand I eat meat and Monty is on a raw diet so there is always meat in the house/freezer) and enjoy sharing meals with people. I’d love to live with someone who will become a friend and wants to create a warm and cozy home. I am pretty sociable and often have friends round for meals and games. A shared love of netflix and occasional terrible shows would be a bonus!

Rent is £650pcm including bills except council tax. This could be lowered if you were able to either clean weekly or do DIY work around the house each month. Alternatively if you are a pilates teacher or a massage therapist, I would be willing to exchange regular treatment for some of the rent.
