The room is fully furnished with bed, mattress, duvet, pillows, bedside drawers, wardrobe, mirrors and bedside lamp. Ideal for moving straight in!

Ther is a shared back garden with a patio, BBQ area a drying green.

Ideally, the flat has gas central heating with a high capacity combi boiler for instant hot water. No need to wait for water to heat up!

The flat is fitted with full security features , including a linked smoke detector system and a sprinkler system in the kitchen and living area.

It's only a 20 minute walk to city centre and close to Union Square and some stunning sea views, golf course and coastal walks. Dolphin and whale watching free of charge. The bus stop on Victoria will allow you to take the no. 20 bus all the way to Aberdeen University and the 59 bus stop at the top of the road takes you to the city centre and both hospitals in Aberdeen.

Flatmates are both sociable and private-there is always a positive vibe in the flat. No couples I'm afraid. Future tenant must be able to pull their weight with housework.

The payment of £400 a month includes Gas and Electricity (fair use policy applies), TV Licence, fibre broadband and council tax. Lease length negotiable and Tenancy Agreement will apply.

One month's rent plus £200 security bond (held secure with Deposits Scotland) to be paid in advance.
