One very large double bedroom available from 9 September in a 3 bedroom first floor flat.

The available room has a double bed, chest of drawers and wardrobe.

The room is for one person only, sorry no couples..

The kitchen and bathroom are shared. The bathroom has an electric over bath shower ( available as shower only) , WC and wash basin.

The kitchen has a full size cooker, washing machine, fridge, freezer, microwave and kettle.

There is a table and chairs in the kitchen. There is no shared lounge.

The current tenants are friendly, but they don’t really socialise with each other. One speaks mostly Hungarian.. The other speaks English.

The current tenants are employed males in their early 40’s, and they would prefer someone of a similar age, or older.

It is not a party house and loud music and late night noise are not appreciated by the tenants or neighbours.

Council Tax, Water Rates and Broadband are included in the rent.

Electricity is provided via pre payment card meter, the costs of which is shared amongst the tenants. The new tenant will be expected to contribute fairly towards the cost of electricity. This is currently working at around £35 per month each, averaged over the year, but obviously this is likely to increase when prices rise in October.

The current tenants keep the shared areas fairly clean, and it is important that anyone moving in at least clears up after themselves.

The flat is on the first floor, and is reached via stairs. The entrance to the block is secure and operated by a chipped fob.

There are local shops nearby, and Asda and McDonalds are within easy walking distance. There is on street, non permit, parking.

There is a regular bus service to the city centre. (Please note that this location is not ideal for the UEA.)

There is a ground floor shed in a block, which is large enough for several bicycles.

The water is heated by individual electric heaters on the kitchen sink and bathroom basin.

The bedrooms are heated by electric wall heaters.
