A large, spacious double room available, ideally for Monday to Friday let, but would also consider 7 days, with the right person. Rent: £500 pcm Mon-Fri. £600 pcm 7 days a week.

Flat is in a quiet Victorian tenement in Leith with all mod cons and high speed broadband. Fully fitted open plan kitchen/dining room/lounge with corner sofa, TV, DVD etc. The kitchen has all mod cons, including fridge, freezer, microwave, dishwasher, washing machine. The shared bathroom has a bath and electric shower and the flat is centrally heated.

Double bed, duvet, cotton bed linen & towels, and high speed Virgin broadband (Wi-Fi). Wardrobe, drawers, bookshelf, piano and a large fold down table/desk, by the window.

I am a professional artist and holistic practitioner who works from my studio round the corner (but at home at the moment). The flat is a combination of traditional features and contemporary art and design. It has wooden floorboards throughout, high ceilings and many original features. It has been re-decorated (since photos taken).

Leith is a vibrant area in the centre of Edinburgh. It is 10 - 20 mins walk to the centre of Edinburgh. It is also 10 mins in the opposite direction to the shore waterfront area in Leith, which has some great bars and restaurants. The flat is on a quiet street just off Leith Walk which has frequent buses to all over Edinburgh (running every few minutes) and some great shops, bars and restaurants. Free street parking outside the flat and space to keep bikes in the stair. A lovely shared south facing communal garden with a lawn and raised bed (which we grow a few vegetables in :). The communal stair is cleaned every week. Portobello beach is a 15 min bus ride and 15-20 min cycle away. The beach has been a god send during lockdown.

It is a relaxed and cared for home. I have a full life and am an independent person. I am ideally looking for an independent, professional, who is happy to make themselves at home here. I envisage us getting on with our own lives and also getting along when we are both at home, sharing a cuppa or the occasional meal, without it being obligatory. I am easy going, sociable and also like my own space and appreciate other people's privacy.

£500 a month Mon-Fri, £600 a month 7 days a week. All bills (Council tax, Electricity, Gas, Hi Speed broadband, stair cleaning etc) Included, so no hidden costs.

I am a vegetarian (who eats fish). Relaxed about others eating meat in the flat.
