The monthly rent of £450 is inclusive of all bills which means council tax, water rates, broadband, lounge TV licence and breakdown cover for the combination boiler. The gas and electricity are also included in the monthly rent subject to sensible usage (car charging is excluded). 

There is one kitchen and bathroom with power shower plus a shared living room which features a TV, sofa and a large fridge freezer so loads of storage to share with up to 3 other people. 

A garden provides an outdoor space to sunbathe and chill during the summer months. 

The house is located on Penrhyn Road S11, is about a 5 minute walk to Hunters Bar roundabout / Ecclesall / Sharrowvale Road and about 15 minutes on foot to Nether Edge. On street parking with no parking permit required. 

Smoking is strictly outdoors only. 

The house has an energy performance certificate rating of C which is good, having a well insulated loft and basement, double glazing throughout, a modern combination boiler, thermostatic radiators and a modern roof covering. 

Existing tenants prefer to share with another female, one works within an office based role but tends to work from home, the other works online dealing with digital covid passports also based from hone.

Both current tenants want someone who is chilled and laid back and cleans up after themselves. They would be happy to live with someone social as they occassionally do house activities, they like to have a homely feel to the property and will use the shared areas together and have film nights and food nights during the week.
