Double room available in central Edinburgh

A room has come available in central Edinburgh due to myself purchasing a flat with my girlfriend.
The flat is a 2 bedroom flat sharing with my current flatmate Matt, a 24 IT professional.
It's a relaxed flat during the week but relatively social on a weekend.
The flat is huge for a 2 bed with an enormous amount of storage space, as you can see we have a huge lounge, kitchen and dining room. The room is of a good size and there is also a good sized shared bathroom.
The flat is relatively modern and gets nice and warm in the winter. We have recently had upgrades to the boiler system installing a smart meter so bills are really simple and cheap. It's one of the lower council tax band brackets at around 65 per month each.
If you are interested get in touch, we need to fill the room from May 1st.
