We are professional, friendly and responsive landlords who live locally and care about your rental experience. No agencies will be involved in the day to day management of the property

The room
We have provided you with everything you need to move straight in: comfy double bed, chair and fitted wardrobe for easy living. The room is located at the back of the house overlooking the garden.

The house
Super fast broadband (Virgin 350Mbps), with wifi network throughout the house (no 'not spots'), CAT6 cabling direct to the router, plenty of electric sockets/USB points and a TV aerial point.

All bathrooms in the house have a high performance shower, and are finished to a high standard

The slick and spacious sociable kitchen has a breakfast bar and is kitted out with modern appliances

There is a relaxing communal area with sofa and HDTV, plus outside decked space to chill at the end of your busy day

We pay for a weekly cleaner to look after all of the communal areas. There is a large outdoor space with seating and BBQ for you to enjoy the summer, as well as dedicated, secure cycle storage

Location
You will find us in a quiet neighbourhood on the border of Brislington and St Anne’s with the best of all worlds. Opposite Nightingale Valley Woodland but close to the city centre and all the amenities you could wish for: The local corner shop and Boots pharmacy are less than a five minute walk away. The 36 bus route runs past the house and a stop for bus route 1 is a short walk along Wick Road. Bus route 1 is a 20 minute bus ride to Old Market and the city centre. A riverside 15 minute cycle ride or 30 minute walk gets you to Temple Meads railway station

Nearby Sandy Park Road has a range of bars, cafes and retail outlets to suite all tastes, and in the opposite direction Wyatts View has a Co-op supermarket and more eateries. There is unrestricted ample parking on nearby roads

The Boring Stuff
Rent is payable monthly in advance, all bills included*. A holding deposit of £100 is payable. Assuming you move in the holding deposit forms part of the rent deposit (the latter being equivalent to one month’s rent) payable when you move in. Your deposit will be securely registered with the DPS during the whole of your tenancy. No other fees are payable

* small charge payable to cover the cost of the washer & dryer to encourage efficient usage

The property includes all necessary safety features, including smoke alarms, fire doors, door closers etc. All bedroom doors are lockable - we use the latest state of the art suited key system which means you just need to carry a single key to access the house and your bedroom.

Talk to our cleaner about having your room cleaned on a weekly/fortnightly basis for a small charge paid directly to them.
