Extra large rooms

I have a house with 6 bedrooms; 4 downstairs where I live with my partner. For the 2 bedrooms, upstairs, I am looking for guests, only on short term basis for no more than 3 months. If you require for a few weeks, daily rate of £35 to £45 will apply.
Room one - is an extra extra large room, like a studio, with bed space, lounge space, study space and tea and coffee space. It has a double bed, a sofa, chest of drawers, large table to study/work and is still extremely spacious and well lit.
Room two - has everything as in room one but is slightly smaller than room one. But still very spacious and well lit.
Both rooms have built in ACs which can be used to heat in winter and cool in summer.
There is an extra large washroom for the two rooms through a well lit corridor, exclusively for the 2 rooms.
In the ad, I say, ensuite because if only one room is rented, the lodger will have exclusive use of the washroom.
The room rates mentioned are for one person. If there will be 2 sharing a room, there may be a little extra to pay for resources.
Guests are expected to keep the place clean and tidy and smelling fresh. Do know this is no-ordinary let. It is strictly for well placed professionals.
