Homely flat share in Wimbledon

Hi there,

I am looking for a new flat mate to move in to share a two bedroom flat as my current housemate moves in with her boyfriend.

The flat is ideally located ten minutes walk from Raynes Park station (zone 4) but also a short bus ride from Wimbledon station (zone 3, both train and tube connections). Other transport links include South Wimbledon tube (a bus ride away), Wimbledon Chase train station (10-15 mins walk) and buses 131 and 57 that go directly from outside the flat to Tooting, Kingston and Clapham Park.

Wimbledon high street has all the amenities you could possibly need and Waitrose or co-op in Raynes Park is a ten minute walk from the flat. There are a bunch of local gyms and Deliveroo has tons of options too!

The flat itself is a spacious two bed on the ground floor of a house that is owned by the landlord, so the building is shared with quiet professionals and he knows them all. The dad and daughter property manager/landlord are incredible and have never hesitated to fix a problem as soon as possible, including replacing furnishings when needed.

The room itself contains a divan double bed (mattress is usually changed before the new tenant moves in) and includes a built in double wardrobe, extra cupboard space above this, a chest of drawers and two bedside tables. The (very quiet) boiler is situated in the third cupboard but still has storage space below it, and a carbon monoxide alarm is fitted in the room. There are double patio doors overlooking the lovely garden which are glorious in the summer!

The rest of the flat consists of a living room and kitchen with dining table, two sofas less than a year old, washing machine, fridge and freezer, oven and gas hob. Also a spacious bathroom with bath and shower and some extra storage in a cupboard off the hallway. We also have the use of a shared garden which can be nice in the Summer although I’d be lying if I said I used it a lot! There is a driveway for one car if needed.

I am a 27 year old Brand Manager working the usual 9-5. I have lived in this flat for two years and consider it very much to be my home (until I can afford my own at least!) so this is therefore not a party house. I enjoy a gin and relaxing in front of the tv during the evenings but at weekends am usually found exploring London or new food places with my friends/boyfriend.

I am looking for a quiet, friendly professional who is looking for a relatively long let as the contract runs until mid August. The possibility to extend this contract and stay on for another year is also there and preferable. Sorry but no couples or smokers and no pets as per landlord stipulations.

The nitty gritty:

Rent is £575 per month
Bills are approx £130 -£150 a month but that includes a cleaner twice a month, sky broadband, council tax and all utilities.
Deposit is £663.46 and will need to be paid to the outgoing tenant upon cleared references.
Reference checks are £50 and a current existing landlord reference is also required for the landlord.

Move in date and rent will be due on the 17th January 2020.
