From the 1st September (negotiable) I will be renting out the master bedroom of my 2 bedroom house located in a quiet cul de sac near Ely bridge and am looking for a professional or a postgraduate student to occupy for a minimum term of 9 months. The property is also fully furnished including a king size bed with tempur mattress.

You will be living with a professional live-in landlord who will only be there for a couple of days Monday-Friday and will be away every weekend. One pet is allowed, there are no other pets but the landlord is fine with a tenant having one as long as they're house trained.

There are good transport links with quick access to the M4 via Western Avenue, a 5 minute walk to Waun-Gron Park train station, a 2 minute walk to a bus stop with regular buses into the city centre and only 13 minutes' bike ride into the city centre. It is also close to Cardiff Metropolitan University Llandaff Campus.

Close by there is an Aldi within walking distance, and plenty of convenience stores/takeaways, there are also some pubs/restaurants a short walk away around Victoria Park. We are also within the radius of Uber Eats and Deliveroo.

The property consists of a large lounge/dining room with a sofa, TV, dining table and a desk. There is also a fully equipped separate kitchen with plenty of worktop space and a small private garden. You will also benefit from off-street parking.

The property is currently being refurbished and will be ready by the move in date, however photos/videos are available upon request which can show the property's current condition

The deposit is £300 with rent due in advance on the 1st of every month. A bills contribution of £50 is also payable monthly which will be paying towards high speed fibre internet, water, gas/electricity and council tax. Proof of ID, previous landlord reference and employer reference will be required.
