COVID-19 - how it affects renting

I'm looking for a housemate to share the house I'm currently in and have been renting for the past 2 years. The letting agency wants to do a background check (credit, references) for a new tenant before signing. I'm on benefits myself, but with good references and a good history we should be fine.

There is a number 5 bus stop nearby, it takes about 15 minutes, sometimes less or more, to get to the city centre. The bus stops at the station and exhibition square/theatre royal.
Alternatively it's a 30 minute walk or 15 minute cycle. The walk is really nice, you can go via the riverside.

There is a Nisa Local around the corner for convenience buying. I mostly shop at Iceland and Tesco and get home deliveries. There is a Co-op in Acomb and a Morrisons just off Acomb high street which is a short walk away.
I've shown a picture of the room without furniture as the furniture currently in there belongs to my current housemate who is leaving. Preferably you would have your own bedroom furniture, but I'm open to furnishing it. The rest of the house is fully furnished. There is also a shed in the yard that can fit a bike.


There is a TV, but I haven't paid a licence fee so only non-live TV can be watched. I mostly use it for YouTube, Netflix. It has a built in DVD player.
I'm pretty quiet, I'm not in full-time work so I am home a lot. I'm up for watching movies and TV-series together in the living room, someone who doesn't mind spending time together is ideal, but I do stay in my room sometimes. I am a faithful Catholic and so there are religious images around the house. Ideally I would need someone who is okay with the images.

I have a kitten who is 4 months old at the moment, he will be 6 months in September and his name is Napkin. I'm completely responsible for looking after him, you just need to know that there is a litter box in the bathroom for him to use. He's very friendly, he likes anybody. If I go away I will either hire somebody to come look after him or send him to stay somewhere else.

Bills: Gas & Electricity, Council Tax, Water and Internet = £155 on top of the rent which is £390. That brings the total amount to £545. We have to pay the bills separately.
