Well appointed south facing double bedroom which gets a huge amount of daylight.

The flat is located on one of Glasgow's nicest streets, Glencairn Drive. Those familiar will know of the spectacular cherry blossoms, mansions, beautiful Maxwell Park with its year round various blossoms, as well as tennis courts and bowling greens within 100 yards of the property.

The modern property features free private parking, a garage (for storage only, e. g. of a bicycle) and has recently been fully refurbished to a high standard.
A cleaner comes once every 2 weeks. This is included in the price.

The flat is a quiet flat with respectful neighbours. A good night’s sleep is guaranteed!

THE ROOM
The well-sized room features everything you might need to work / study / chill from home.
Included is a double bed with new, premium Emma mattress, duck down duvet, new bedding and a comfortable bamboo memory foam pillow. The bed is a storage bed offering lots of room for large items such as winter/summer duvets, etc.
Everything is new, including the bamboo desk and comfortable office chair. There is a lovely lounge chair in the corner, and an orb light on the multi-shelved bedside table.
There is lots of storage with a huge built in mirror wardrobe, approx 2.5m wide and 2m+ high.
The room has just been freshly painted, and has a new berber carpet and new velvet curtains.

THE FLAT
The flat is modern and extremely well insulated. I haven’t had to put the heating on once since March, and I feel the cold easily!
There is a large living area with:
- A 6 person reclaimed oak dining table and nice seating
- A breakfast island with comfortable leather high chairs
- 2 large sofas, one of which is an L shape. You could comfortably seat 6-8 people
- A flatscreen TV

The flat has new, solid oak parquet flooring which has been oiled and is lovely.

BATHROOM
I have an ensuite and do not use the main bathroom. The bathroom is brand new and features:
- A mains pressure rain shower and regular shower, over a large bathtub
- Fully tiled with underfloor heating
- A designer heated radiator
- A wide farmhouse style sink, with huge storage underneath
- Large mirror cabinet with lots of additional storage
- Toilet with multiple flush modes and quiet closing lid

KITCHEN
I have not included a picture of the kitchen as I am repainting off-white it this week. It is very well appointed and features:
- Full size fridge / freezer
- New Bosch dishwasher
- New Samsung washing machine which takes huge loads and makes a wonderful celebratory tune at the end of cycles
- Panasonic microwave that features a grill
- George Foreman grill
- A variable temperature kettle, for any coffee aficionados
- Electric hobs but don’t worry, these work extremely well and get hot fast
- Breakfast bar made from reclaimed oak, with some cool wooden bar stools

You will have your own cupboard which is a full height pantry.

THE AREA
Glencairn drive itself is spectacular. You are less than a 5 minute walk from Maxwell Park, which is stunning. You are an 8 minute walk to Queens Park, or 12 minute walk to Pollok Country Park.
Your local restaurant is literally “Six by Nico” Southside.
Your local shop is Zuccini, which has a great range of fresh fruit and veg and other loose produce at reasonable prices, excellent for anyone looking to shop zero waste / plastic free. A Sainsbury's local is also less than 5 minutes away, and large Morrisons also in close proximity.
There are a plethora of restaurants and pubs within a 10 minute walk, such as Gnom which does incredible brunches, The Luchador which does mezcal and tacos, etc.
You’re a 2 minute walk from Pollokshields West, which takes 6 minutes direct into Glasgow central and costs £2 for a return!
There’s a gym close by I’d recommend called Future Fitness.

ABOUT ME
I am a 30 year old professional working in sustainability. Originally from Scotland, I was in London for 5 years pre-COVID and am away to head back down for work. As such, I will be splitting my time between London and Glasgow.
I’m easy going, clean, and interested in exploring new areas, restaurants, watching live music etc. I’m pretty active and enjoy the gym, sports, the occasional munro and Scottish skiing in winter.
