Moortown Corner is well situated on several bus routes with excellent access to surrounding towns.
The house is a large, Tudor style detached house in Moortown, Leeds, which has great facilities and all communal cleaning is provided. The owners will be living in the property but largely in their own accommodation.
The rent for: the Bedroom is: £450 pcm
The rent includes all bills: gas, electricity, water, council tax, TV licence, full Sky TV and high speed fibre broadband. Cleaning of all communal rooms is also included in the rent but tenants would be expected to keep their kitchen clean after using it, including filling and emptying the dishwasher. General toiletries will be provided in the cloakroom and shower room. A washing and ironing, bed laundry service can be provided at additional cost together with individual room cleaning, if required. A refundable security deposit, equal to one month's rent, is payable, together with a month's rent in advance.
The attached photographs illustrate the facilities on offer. The bedroom has a double bed with bedside tables, lamps and a large wardrobe with plenty of storage space. Also, the room has drinks making facilities, ideal for that early morning cup of coffee or tea or an addition drink at anytime.. A Free-View aerial point is provided for the tenant's own TV in their bedroom.
A very large kitchen, with a guest area, has been designed, to give additional space. The guest facilities include an additional, free standing cooker with double oven and grill, large fridge/freezer, microwave, dishwasher and small appliances. A washer and dryer are also available.
A large guest sitting/dining room is available which is tastefully furnished with leather settees. Also there is new light solid oak furniture which includes a table and chairs, to seat six people comfortably, coffee table, sideboard and a set of occasional tables. A Smart 47" TV, with the full Sky service is provided in this guest lounge. A fitted real effect gas fire is also available. Fast fibre broadband is available throughout the property. There are well presented gardens and lawns to the front and back of the house.
The guests are served by a first floor shower room, including a toilet and wash basin. The owners have their own en-suite facilities. A large cloakroom with toilet and wash basin is also situated off the downstairs hallway.
The house has full gas central heating with individual room temperature control. The house is protected by a burglar alarm, smoke detectors in the hall, landing, bedrooms and lounge and carbon monoxide detectors in rooms supplied with gas.
Guests' friends or family's are welcome to stay overnight in their room, by arrangement, at a small additional charge. This covers the use of the house's facilities.
The room is suitable for a tidy, professional person who works full time.
As with most live-in landlords, employment and accommodation references will be required. A “ Right to Reside in the UK “ will also be needed. This can be in the form of a UK passport or a similar document.
The property is situated on a quiet cul-de-sac with mainly families in a lovely area. It is located just off Moortown Corner, one mile from Chapel Allerton. Roundhay Park is also nearby. It is well situated on several bus routes with excellent access to Leeds City Centre. Marks and Spencer's and Sainsbury's are all close by. Access to both Leeds and Harrogate and the motorway network suits anyone working in Leeds or the surrounding areas. There is generous off road car parking on the long driveway. Space is available in the double garage for the secure parking of a bike or some additional storage.
We have a rescue dog who is curious with everyone but soon settles down. She is allowed to wander freely about the property with the exception of guests' bedrooms. Please do not apply for a room if you do not like dogs.
