Zero fees. Minimal rent compared to other rooms in the same building (some of which rent for £600+bills). This is to reflect the fact there is no lounge, however, the room is huge at 6m x 5m (max) with a lounge area - see photos.

Longer term tenancies preferred but open to negotiation.

Very convenient short walk into town, New Street Station, Bull Ring, Snow Hill Station, Brindley Place etc. Quiet and peaceful - you would not know you are in a city centre!

The room is fully furnished and set out as a bedroom + lounge space with the following furnishings:

> Large desk and chair (suitable for working from home during the lockdown).

> 1080p Projector projecting a 2 meter display opposite the bed.
> Blackout curtains.

The furniture can be rearraged or removed/replaced and room can be redecorated (within reason) if desired - I am very flexible.

The flat is on the 3rd floor with lift access. The windows are south facing providing great light and warmth all year round.

There is a shared well-equipped kitchen with plenty of storage and a small dining table. Shared bathroom with bath, storage units and a great powerful shower.

The deposit is £400 and the monthly rent is £400.
Bills will be in addition of rent. You would need to pay 50% of the bills; council tax (£70), electricity (approx ~£20), water (approx ~£8.5) and broadband (£16.5) totalling £115 per month depending on usage (water and electricity meter readings). The total cost of rent+bills would therefore be approx £515 per month.
