The house will suit mature social professionals who want to live on a quiet street or London postgraduate students completing an MSc/PhD. The neighbours have babies or young children so it's not a party house. No smokers or vapers. People wanting a longer term tenancy or those who want to move sooner will be prioritised.
A full Spare room advert with a photo before messages are exchanged. It's small house designed for 3 people so it's not suitable for couples. Cats are fine but not dogs.
Requirements: previous private landlord references (not family) covering 3 years and employer or postgraduate university tutor references (students) covering 1 or 2 years will be required if you decide you want to move in. Proof of affordability will also be needed.

There are 2 double rooms. Each room has a desk, reclining office chair, remote control tower fans and memory foam "comfort" mattresses. Privacy is respected and socialising is encouraged. A keyboard piano and home gym equipment, printer, scanner and sofa are all available in a communal area.
A professional cleaner comes every 2 weeks. High speed fibre broadband with Sky TV are included in every main room with access to a garden and outdoor terrace. Sainsbury's, Waitrose, 24hr gyms, High Barnet Northern line and New Barnet train stations are a few minutes away with fast access to Old Street and Moorgate.. The water system has an Aquabion unit fitted to eliminate limescale so it tastes better. A bath and enhanced power-shower are available.
It's a new build house so things rarely break down. If any problems occur (boiler, bedbugs, washing machine, internet, etc) these are covered by warranties and fixed promptly by people with the best ratings and experience at no extra cost to you.
*The Renters' Rights Act, came into effect on 1st May 2026. The updates include a guarantee that your rent will not change during your tenancy and your freedom to give 2 months notice at any point. All tenants will be sent information sheets. The landlord is a member of the NRLA.*
