I am a Male Landlord and I live in a 3 Bedroom Ground Floor Flat. I am a live-in Landlord.
I stay in one Double Room on my own.
There is a Couple with a Child who stay in the other Double Room. They are a Family from Nepal. I myself am from India.
Now I am looking to put the Single Room on rent to a Female Lodger.
The reason I prefer Female Lodger is because from experience previous Male Lodgers have not kept the place clean, have stolen from the property and have caused alot of nuisance.
Rent for Single Room will be £500 per month and £500 deposit. ALL BILLS INCLUDED such as electricity, water and council tax bills.
1 SHARED BATHROOM AND 1 SHARED KITCHEN.
The Single Room comes with 1 Single Bed, 1 Chest Drawer, 1 Dressing Table and 1 Built-In Cupboard.
I will be providing WiFi for the Lodgers to use.
The Flat is in Romford and is a 15 minute walk to Romford Station. The station is on the Elizabeth Line so you can get a straight train into Central London which only takes 30 minutes. The Post Code of the Flat is RM1 2TA.
I am looking for someone who will NOT cook or eat Fish or Pork inside the property. This will be part of the contract.
Smoking is also not allowed inside the property. This will be part of the contract.
Boys will not be allowed inside the property.
I require someone who keeps the Room and Flat Clean and Tidy at ALL times. This includes the Bedroom, Bathroom, Kitchen and Hallway.
There will also be a cleaning rota whereby everyone living in the property will take turns to clean the Bathroom and Kitchen.
There will also be a bathroom rota for the mornings because everyone will need to decide what time to use the bathroom so that no one gets late for work or school.
I will do a room inspection once per week to make sure the Room is clean and tidy and hoovered with no clothes, food, drinks or rubbish laying around and no damage been caused.
Please note: any damage to the furniture, mattress, chest drawers, dressing table, equipment or carpets or any spillage on carpets from food or drinks or any stains on the carpet will be taken out from the final deposit in order to repair, replace or clean. This will be part of the contract.
Minimum length of stay is 6 months. Deposit will be refundable only after minimum 6 months stay. If you leave before 6 months or if you get evicted before 6 months for any breach of contract, then deposit will be Non Refundable. A contract will need to be signed.
