Furnished big double room in a friendly house

Hi!

My flatmate is moving out in June so I’m looking for someone to move in to the double room. I am used to being in the smaller one so the new tenant can take the bigger room.
Rent for the room is £850 excluding bills. Council tax total £140 and gas and electricity in winters is around £200 and lesser in summers. Water bill comes every 5-6 months and it’s only £140-150. ALL the bills will be equally split between us!

It’s essential that you like cats because I have a cat (last slide) who’s the boss of the house, but he wont enter your room if you don’t prefer that. ☺️
Would love the person to be friendly, social and clean while also respecting personal space at times.
I am extremely friendly and would love to go out to the pub or do something fun once in a while. Love a nice chat and a good laugh.
Also essential to be okay with me having a few friends over sometimes.
Tenant is welcome to invite their guests and enjoy their time as long as they clean after themselves and not keep the house dirty.
It’s important for the tenant to help keep the house clean and tidy.
I love cooking so won’t mind cooking for my new flatmate as well ☺️

Property has one bathroom with a bathtub and shower which will be shared by us. There’s a big shared living room and kitchen that has an oven, microwave and washing machine. Lounge also has a smart TV which is mine but I don’t mind sharing.
