Double bedroom in spacious first floor flat

I am looking for two new housemates to renew my current tenancy agreement. I am currently occupying the second floor attic, which has its own small kitchen and toilet that are completely independent. The new tenants would get a very spacious first floor (large corridor) with a big kitchen and one toilet all for themselves. Both double bedrooms are quite big and there is also a small living room to share for all of us, like a study room. The flat is in good condition, wooden floors all around and the area is quiet, with supermarkets close by, 12 minutes walk from South Woodford and well connected by buses as well. I would ideally look for a minimum commitment of a year, with 6 month breaking clause as is customary.
