**GARDEN STUDIO AVAILABLE**

We have a recently converted and furnished self conainted, garden studio available to rent.

The studio is adjacent to our house but not directly attached to it. The front door of the studio is accessed via the large, south facing, private garden to the rear of the property.

The property is located less than a 5-minute walk from Ashton Village and bus stops. It is a 20-minute walk from Sale Centre and Metrolink.

The house itself sits in the corner of a quiet cul-de-sac with off road parking for 2 cars and plenty of road parking.

** COUPLES **

Couples are welcome. However, any couples that wish to rent the studio would only be able to do so at the increased price of £695.00 security deposit and £695.00 per calendar month.

** THE STUDIO **

The studio is furnished with a double bed, radiator, a two-person sofa plus much more (listed below). It has an en suite and a small kitchen area. The BT wifi from the house is accessible from the studio. The large window next to the front door faces directly opposite the private garden.

Smoking is not allowed in the studio but smoking outside in the garden is fine.

** FACILITIES **

Studio: Double bed, two-person sofa, TV, chest of drawers, customisable wardrobe, radiator, black out curtains.

Kitchen area: Fridge / freezer, oven with stove top, microwave, dishwasher, cutlery, plates / bowls, shelve space.

En-suite: Shower, toilet, sink, mirror, storage space, heated towel rail.

** ACCESS TO MAIN HOUSE **

Access to the kitchen/dining area of the main house will be included. The will included for the use of the washing machine, dryer, iron and ironing board in this area.

This area is accessed through the side door of the house and is the closest room to the studio. No access to any other rooms in the main house will be included.
