This house share in Fallowfield, has one room available, the rent is £395* per calendar month for the room with a double size bed in it. The rent includes the utility bills & council tax. All rooms are single occupancy only, sorry but no couples, room sharing, pets or children allowed.

*The minimum term is 6 months, however, I do offer shorter term lets at the following rates;

5 months is £410 pcm
4 months is £430 pcm
3 months is £450 pcm
2 months is £475 pcm
1 month only is £500 per calendar month

There is a fully furnished lounge with TV, DVD & Virgin Fibreoptic Superfast Wifi Internet.

Fitted Kitchen with 2 Fridges & Freezers, Washing Machine, Microwave & Gas Oven, Kettle, Toaster, Pots, Cutlery etc.

Gas Central Heating & Hot Water on demand

2 Bathrooms both with Electric Shower, Toilet & Sink (1 Bath only)

Double Glazing throughout,

Most Rooms have a Double Sized Bed, Wardrobe, Drawer Unit, Shelves, Desk & Chair.

Seating Area at the front & there is a Yard at the Rear.

Free Parking in front of the house.


Location and Facilities:

Ladybarn Lane is close to Wilmslow Road which runs directly into the centre of Manchester. Several buses (41, 43, 44, 130, 143) all go straight into the city centre, and the train station at Mauldeth Road is an 8 minute walk away & will have you in the city in about 10 minutes. Trains run every 30 minutes.

Fallowfield is a vibrant area popular with young professionals and students a like. A wide selection of local shops (there's a convenience store next door) and a large Sainsbury Supermarket 5 mins walk away. There are restaurants, bars and takeaways also within a short walking distance. Withington is about 15 mins walk to it's centre.

Central Manchester Hospital, Manchester Childrens Hospital, University of Manchester & it's Campus's, Trafford Park, Media City and Manchester City Centre are all easily accessible from Fallowfield. There's also easy access to the motorways and ring road.

All rooms are for Single Professionals, Mature Students and Overseas Workers only. Sorry but no Couples, room sharing, Pets, Children or DHSS (LHA) allowed.

Please Note that all Tenancy Applications require a security Deposit of £350 to secure the room. The deposit will be lodged with the Deposit Protection Service and refunded at the end of the tenancy by them, providing there are no problems.
