First floor double bedroom available in a beautiful 3 storey Victorian House located within the Gore Brook Valley Conservation area with views overlooking Sunny Brow Park. The bedroom comes fully furnished with bed, wardrobe, large storage box, chest of drawers and bed side table with lamp. There is also a full length adjustable mirror in the room.

There is a good sized bathroom on the first floor and an additional WC/shower room on the ground floor. Large kitchen/dining area with double door access onto a secluded southeast facing courtyard which is a sun trap and perfect for BBQ's in the summer. There is also ample on-street parking directly outside the house.

Large front living room overlooking the park that is comfortably furnished and benefits from a working Victorian fireplace with coal and logs always available during the winter.

The property benefits from: gas central heating, double glazing, Virgin internet and all bills are included. There is also a television aerial point in each bedroom.

Getting into Manchester city centre couldn't be any easier with a frequent bus service less than a 30 second walk from the front door which takes approximately 15 minutes. Alternatively, Ryder Brow and Belle Vue train stations are a 5 minute walk with regular services and slightly faster journey into the city.

There is a large 24 hour Tesco supermarket a 2 minute walk from the property and Aldi is a 5 minute walk along with other shops and a nearby Puregym, Cinema, McDonalds, Subway, KFC etc (Great for when the current crisis is over). For those who like walking, running or cycling the 45 acre Debdale Park and reservoir is practically on our doorstep.

We are a sociable group, but also like our own space. We all work in and around Manchester. We enjoy one another's company, whether in the house or going out for a few drinks. The household consists of Bobbie, Samuel, and Oliver.
