Hulme, double cozy room in a lovely new 2 bed flat

My flatmate is moving out because he is getting married, so his room is becoming available in June. I am looking for a new flatmate with whom I will share cozy, beautiful two bedroom apartment (60m2) located in a safe area in Hulme on the first floor (not the lowest floor) of the 5-floor building.

A new flatmate will have his fully furnished double bedroom (room size is 3.4 x 2.8m) with bed, wardrobe, computer desk, computer chair, small cabinet.

The flat has shared kitchen, living room, toilet, hall, and storage room. The shared kitchen (6 x 4.8m) has a cooking space with washbasin and cupboards and is stocked with all the necessary goods – large fridge, cooker & oven, microwave, toaster, washing machine, and kettle. There is also a washing machine, iron, and ironing board. The living room includes a dining table with stools, a sofa, and two small tables.
Shared bathroom (1.9 x 1.7 m) has a nice bathtub with shower, toilet, and sink. The apartment has a heating (radiators in every room) and good internet (50Mbit). We keep everything clean.

The flat is located near MMU campus, Hulme park, sports courts, and COOP shop is across the street. University of Manchester campus is within 10 minutes walking distance. Bus lines 53, 86, 250, 253, 256, 278 and Saphire 263 have a stop right next to the building where the flat is located. The building has a private car parking that you can use. Asda Hulme Superstore is within 7-8 minutes walking distance from the building.

I am seeking young professional (18-45 years old) who are tidy and considerate.
Sorry but no pets, no kids, no DSS.

The rent is £425 without bills
Usual bills per person are around £100, including council taxes and broadband.
There is a £600 deposit and reference fee.
There are no agent fees.

I am a 31-year-old computer scientist. I work quite a lot, but I also like a friendly conversation, going out, listening to music, going to gigs, cinema, etc.
