Double Bedroom, close to Manchester City Centre

I have a lovely double bedroom available to rent in a modern, secure and clean two-bedroom apartment in the prime location of Ancoats, Manchester, within walking distance of the Northern Quarter, the City Centre and Manchester Piccadilly.

Shared with one flatmate, the apartment consists of lounge, kitchen, bathroom, small storage room, one double bedroom and one single bedroom. The flat is modern, clean, has laminate flooring in the lounge and entrance and carpet in the bedrooms, it is furnished and the kitchen has washer/dryer, large fridge/freezer, electric oven and hobs, microwave and extractor fan and has all necessary cutlery and utensils.

Bills are included in the price stated, there are no additional costs. The flat is all-electric, no gas and Fibre Broadband is set up and ready to use. Parking is not included.

I require one month rent up front and a deposit equal to one months rent. A minimum of three months stay is required and one month notice is needed when moving out. The deposit becomes the final months rent (so the deposit is not returned at the end of the agreement but no payment is needed for the final month's stay)

The Apartment is suited mostly to professional workers and postgraduate students. The room and flat has been kept in excellent condition. I am quick to resolve any issues that may arise and always arrange any necessary repairs to be made as soon as I am aware of them.

International applicants are more than welcome but I will additionally require proof of right to reside, rent and work in the UK. For all applicants, I will require Photo ID, proof of work or proof of being in education in the UK and evidence of course enrolment. If possible, I would like a reference from a previous landlord. No admin fees.

I may decide to do background checks including employment, personal and previous accommodation references, and running a credit check, and I will always ask for an applicant's permission before carrying out any of these.

Although I endeavour to be as detailed and accurate as possible in this ad, and with any questions before, during or after viewings, the signed and dated agreement will supersede everything else.
