Hi, I'm Kyle.

I have one room at my lovely quiet 3 bedroom house in New Islington, Ancoats, Manchester, available mid-July. Less than 10-minute walk from the city.

I live with Joe who's Girlfriend will be living with us for a bit too.

# 👨‍💻About Kyle

I'm a professional software programmer with my own office in the city centre. I've been in a relationship for nearly 10 years with my travel partner. On any occasion, I will hit the roads on my Motorbike for a bit of a thrill, or cook up a right awesome meal.
I am clean and like to keep our home clean, and in good order.
I have the travel bug and spend many weekend or weeks or months away in exotic places, Next year I'll be going for a long stay in Japan.

# 👨‍🎨 About Joe

Joe is a junior architect with a keen eye for design and a serious flavour for food. He genuinely cooks better than I. Joe has been with his GF for a couple years now and also likes to travel. Africa, Asia, Europe many places.
Joe is a kind friendly calm and clean loveable member to this house. You'll really enjoy living with him.

# 🤔What is the property like?

The house is a modern 2-floor property with a street access front-door. We have a back garden that is amazing for relaxing with some music and drink in hand. (this is where my motorbike is parked)

The kitchen is well equipped with integrated appliances (Microwave, Electric fan oven, Electric Hobs, Separate Fridge and Freezer, and Dishwasher).

The living room is connected to the kitchen with an awesome corner couch and dining table.

The bedrooms sizes are:
Room 1: 8.4 sq/m - ground floor - available
Room 2: 10.4 sq/m - upper floor - taken
Room 3: 14 sq/m - upper floor - taken

All bedrooms are furnished.

On the ground floor is the smaller room (street facing) with wooden flooring.
The upper floor has the second bedroom (street facing) with carpet flooring and integrated wardrobe space, also a balcony to take in some air. The big window is a great space to sit up and think upon.
My room is at the back.
Upstairs is the washer dryer and shower over bath.

The property is very economical, and well arranged for the city life.

Secure compound parking is available on the property and we have enough space for parking (2 cars can fit tightly).
There is a very active Facebook community for the residents in our little space in Manchester, we look out for each other. This invites only for residents.

I have a Weekly cleaner, a regular Window cleaner and handyman for things the go wrong.
Our landlord is very nice and leaves us to enjoy the property.

# 🕵️‍♂️Who are We looking for?

I am open to living with anyone. As long as you can have a few jokes, keep a reasonable amount of order and respect for the house and the New Islington community. I am fine with that.

Credit and Reference checks will be performed by the Landlord which may incur a cost.

# 💸What bills are included?
Rent is paid directly to the landlord each month, totalling to £1500/pcm.

Other bills are split, Council Tax, Electricity, Water, Weekly Cleaner and Business Grade Internet.
The average bill is £150 per month on top of rent. Meaning the total costs is less than £600 per room per month all-in.

Afternoons ~1300, Evenings and Weekends

I can arrange for a coffee in the city centre should you like to get to know me more any weekday.

Joe and I check inquiries once per day and get back to you as soon as I can.
