I'm looking for two veggie/vegan mature/MSc/PhD students to rent out two rooms in my new build house in Moss Side.

Tenant criteria:

Vegetarians and vegans preferred
Mature students/MSc students/PhD students
Quiet, friendly, tidy, willing to help out with cleaning and socialise
Chilled out treat the house with respect
Pay rent on time
Generally willing to make my life easier as a landlord

Upstairs ensuite room

Double bed with new memory foam mattress
2 x bedside chest of drawers
Double wardrobe
Desk and office chair
Ensuite bathroom with shower

Downstairs double room

Double bed with new memory foam mattress

Double wardrobe

Sole use of downstairs bathroom with bath

House details:

Rent is is £1200 inc bills per month for the two rooms

The house is a new build and is fully furnished. Renewable energy provider (gas and electricity). EPC B rated. 80mb fibre optic broadband. Lots of storage in the house.

Downstairs is a double garage where the washing machine is plus extra storage.

There is a back garden perfect for BBQs.

Upstairs is the kitchen/lounge. In the kitchen there is everything you would expect inc toaster kettle oven built in fridge freezer.

The best bit of the house is the lounge/balcony area. Lounge with loads of sofas enough to seat 10 people. 55" OLED TV.

Balcony upstairs is attached to the lounge. Really nice decked balcony overlooking the street.

Nice neighbourhood in Moss Side (former Maine Road Man City stadium) in a family friendly residential area 15-20 mins walk to UoM so very quiet to live, friendly neighbours.

You can catch the 111 bus basically 200m from the house which runs every 10 mins into city centre until midnight. Walk to Wilmslow Road will take about 10 mins and you can get a number of buses from there (eg 42, 43, 142, 143 and loads of others which run almost 24/7). Basically the house is in a really good location.

In terms of nearby amenities loads of takeaways and corner shops within walking distance plus of course all the shops in the Curry Mile. Aldi is 10 mins walk from the house and a bit further out 15 mins away is Lidl Tesco Express Sainsburys and Subway, McDonalds etc
