£550 pcm - A spacious basement conversion approximately 300 x 430cm with en-suite bathroom (shower and toilet). The room is furnished with a double bed, wardrobe, chest of drawers and free-standing shelves. Other items can potentially be added subject to negotiation.
Located a few streets away from Bolton road and the A6 in a quiet neighbourhood; there's access to multiple transport routes passing by Salford University, Salford Central and onward into Manchester city centre. The house is also located a short distance (2km) from Salford Royal Hospital, 4km from Salford Quays and 5km from Trafford Park. Traffic dependent it's about 20 minutes to Manchester airport by car.
The house has 4 bedrooms, two bathrooms, a spacious kitchen and an open plan lounge and dining room. There's a small yard at the back of the house, with a larger secured communal area beyond that shared with other houses on the same street. There's (free) on street parking at the front of the house and a suitable space for bikes at the back.
Kitchen appliances - Electric Oven with gas hobs, Fridge-freezer, Microwave, Toaster, kettle, Washing machine, Tumble Dryer.
All utility bills and wifi (virgin 200mb fibre optic) are included in the rental price. I ask for £400 upfront as a deposit which goes through the government deposit protection scheme. Any length of stay is acceptable but preference will be given to longer term tenants.
Currently I (the home owner) live here with 2 tenants (one male, one female) who have both been here for 2+ years now. I have lived in Manchester for 7 years and currently work in Liverpool researching antibiotic resistant bacteria. My tenants are also working professionals.
Pets - I have a 3 year old border collie and a corn snake - both friendly, promise.
I try to keep active and I'm out quite a lot with the dog, I also play rugby a few times a week. I enjoy having a drink but I'm not the party animal I once was, mostly just after a rugby game. I enjoy my cooking so I'm most sociable in the house around mealtimes. Whilst I'm up for having a laugh and taking part in activities / chilling out watching a film or series here and there, I'm quite an independent person and so are the other tenants, so it's probably better if you know how to keep yourself entertained.
I'm a very clean and tidy person so cleanliness is big for me. I'm not overly bothered about how tidy you keep your bedroom (within reason), but communal areas should be kept clean and clutter-free for the benefit of everyone. Whilst this is largely a professional household, students with a professional mentality are welcome to stay (several have in the past).

Thanks,
Gavin
