Single room in Stretford

I am looking for a quiet, 21+, post-graduate student/professional lodger who requires reasonably priced accommodation.

The property is terraced and situated on a peaceful road, without through traffic. The house is non-smoking, clean, tidy, and close to local amenities bus routes and trams into Manchester (short walk – 3 or 4 mins/20 minute commute to the city). All bills are included plus a fast, fibre optic WiFi connection.

There is 1 single room available which has pine bedroom furniture, carpet, rug, central heating radiator and flat screen TV. The kitchen, bathroom and dining room have recently been refitted and modernised. The room is available now.

I have 2 friendly cats (Molly and Boo) who are restricted to the kitchen, dining room and outside.

Local amenities include a shopping centre (with Costa, Aldi, Tesco, Boots, WH Smith, Greggs, etc - 3 minute walk), library (3 minute walk) and other local shops. There is also a 24 hr Tesco superstore, close by. Chorlton ('with its many bars and restaurants') is 1.5 miles away and Old Trafford football ground and cricket ground 1 mile. There are 2 parks within walking distance: Victoria Park, just round the corner, and Longford park, 12 minute walk.

Stretford tram station is a 4 minute walk and the house is close by the main bus route to the universities and the city centre. The regular buses are: 252/253/255/256/263 plus a night bus, from Manchester (Friday and Saturday). There are also direct buses to Salford Quays (Media City) and the Trafford Centre.

The main A56 route into Manchester is a 2 mins walk and the M60 a 3 minute drive. Salford Quays and Media City are 2.2 miles away on foot, 2.8 by car. Manchester city centre is 3.5 miles away and the universities 3.3.

I teach at the University of Manchester and I am looking for a lodger, from any background, who value their own space and want quiet accommodation.
